The project
Conversion of a 1970s tilt-up warehouse into a 21,000 SF restaurant and entertainment venue: commercial kitchen, twin bars, a stage and acoustic package, mezzanine seating, and a full site re-skin — under CM-at-risk delivery with an opening date the owner had already sold tickets against.
What made it work
CM-at-risk transparency. Open-book buyout with the owner in the room. When kitchen equipment lead times moved, the team re-sequenced and re-bought mechanical trades in a week — because the owner saw the same numbers EWB did.
Adaptive-reuse realism. Pre-construction scanning found the slab conditions and roof-structure surprises before they were change orders. The contingency was spent on knowns, not discoveries.
An opening date with a name on it. The venue’s first booking was announced before drywall. The schedule was built backwards from soundcheck.
Outcome
Opened on the announced date. The hospitality group has engaged EWB for its second Texas venue.
